Yes if you are in London and available to view on the Tour day it’s best to accompany your Host and see the properties together which you can then discuss options on.

From our experience 5 properties on a day tour is achievable. As properties maybe some distance apart and scheduling times between viewings is not always straight forward, as it depends on the Agent’s or Landlord’s availability. You also have to allow for appointment delays or cancellations last minute. In our experience the majority of clients will find a property they are happy with to rent after the 5 viewings.

There is no definitive answer to this because there are so many variables. We will simply show you whatever is available on the market that meets your criteria at the time you are looking to move. The number of properties available in the market at that time entirely depends on factors like your budget, the time of year, when the property is available suits your moving date and whether other people are offering to rent the same property. In general though we have found in the past we should be able to present a list of at least 10 properties for review with you, of which 5 we will then arrange a day tour to view in person.

All properties we short-list on a tour are openly available on the market. This means at any point in time someone else can come in and offer to rent the property before you do. In this case there is no guarantee you will get any of the properties you see. In this case we always recommend putting in offers on your top 2 or 3 choices. We will then help to negotiate the best prices and terms of rental. It is a negotiation process between you and the Landlord or their Agent. But offers should be made decisively and quickly especially during peak season months between July and September if you want to secure your accommodation.

Yes your tenancy agreement can commence before you actually move into the property. We can collect and hold keys for you and have the property and inventory inspection done before your arrival. You will also be able to arrange Utility bills before you arrive which we will also be able to advise you on.

The rental process is the same for any flat you make an offer to rent on. You will need to satisfy the Owner or Property Agent of your immigration status and affordability to pay the rent. Our How To Rent Guide explains in detail each step of this process involved and what documents are required. We will of course take you through this and explain this in detail when we submit your offer as to how to best present your offer and negotiate for the best terms.

This depends on whether you are in employment and can provide a proof of your income and salary. You will need to demonstrate to the Landlord or their Agent that you are able to pay the rent and pass suitable referencing or else they may request payment in advance.

If you are then happy to proceed you will get an email where you can agree to the terms and conditions of our relocation service and make payment.

To date we have not failed in finding someone suitable accommodation with our relocation service. But it does depend on defining a realistic search criteria upfront which we will do with you first and then critically having some flexibility around your budget, preferred locations, furnishing requirements and moving dates.
