Property Photography, 360, Floorplan, and YouTube Video are taken and advertised on our website, social media platforms and property portals for professional tenants.
Arrange viewings with prospective tenants to see your property. In person Viewings are accompanied with your property Host or unaccompanied subject to agreement where we have verified the Guest beforehand. We also conduct remote viewings when prospective Guests are unable to attend in person. For Short-Term stays we only conduct Viewings if stay is over 1 Month.
We discuss rental offers between Tenants and Landlords and manage negotiations for the best possible tenancy terms between both parties. For Short-Term stays the Rate per Night is set within a pre-agreed price range in advance and is subject to daily fluctuations depending on demand and seasonality.
We carry out background checks on all tenants once an offer is agreed. This checks for any adverse credit histories, identity fraud, criminal background checks, and right-to-rent checks via an independent 3rd party credit referencing agency.
We will draft the tenancy agreement between Tenants and Landlords to sign adding any specific agreed clauses and terms (e.g. pets, cleaning, furnishing) that are outside the scope of standard statutory Assured Short-hold Tenancy (AST) terms.

Issue rent invoices to Tenants and collect rental payments on behalf of the Landlord. We will also provide the Landlord with rental statements of accounts reflecting any deductions from the rent such as management fees, property maintenance costs or service charge payments.
We will register any Tenant Deposit in line with Government Regulations or arrange £0 Deposit Administration subject to agreement between parties. As a fully licensed and professionally accredited UK Letting Agent we are licensed by a number Professional Bodies for custodial management of Tenant Deposits.
If you have to evict a Tenant and have to attend a UK Court for a respossession order we will prepare and provide you with the necessary evidence of rental arrears and non-payment of rent by the tenant.
Priority access to our Customer Services team via phone support we provide you with a call-back phone service to help and assist with your enquiries.
We provide your new tenants with a meet-and-greet service with the property host who will provide an initial property tour and care for all new incoming Guests, adding a personal touch.
We provide you with an inventory video or written report if specifically required from an inventory company on condition of property whenever tenants move in or out of your property.
We take a pro-active approach in guiding all tenants to ensuring they understand their obligations and duty of Property Care as ‘good tenants’ when they move in, to minimise the amount of potential damage to your property during their tenancy.
Any maintenance issues reported at the property are investigated and remedial works and costs to repair are arranged subject to your approval.
Ad-Hoc property inspections on-site. For our Property Rental and Management service inspections are subject to Tenants granting access. For our Vacant Property Management service monthly on site inspections are arranged.
We manage keys to your property and will arrange to make copies whenever sets are lost by tenants.
Ad-hoc property cleaning arranged as required for you at your property. Cost will be estimated and agreed beforehand. As a guide, cleaning costs are generally £15.00 per hour plus cleaning materials.
We arrange to meet your tenants before they move out to ensure they have left the property in a clean and tidy state so that they hand back the property and remove all personal belongings and close any utility accounts in their name ensuring a smooth exist and deposit return.
After your property purchase Sales Completion, if you are unable to attend the property Handover Meeting with the Sales Agent or Property Developer we can meet them for you on your behalf, collect keys and sign any required documents.
We will arrange for a professional property condition report to assess any defects in build quality on completion and provide a copy to you and the Property Developer. This is so that the Property Developer can carry out any remedial works required under terms of purchase and property warranty.
A legal requirement for rental properties are property condition certificates such as Gas Safe Certificates, Energy Performance Certificates (EPC’s) and Electrical Installation Condition Report (EICR). We can organise these certificates for your property as required.
A Property License provides legal permission from the local Council to rent out your property. We will check if your property requires a license and apply for this if required.
If you need assistance with ordering furniture or providing property access for any furniture deliveries we are able to arrange this on an Ad-Hoc basis as agreed.
If you would like us to manage Utility Bills or Council Tax payments for you we are also able to make payments on your behalf for any bills you are responsible for at the property.
For any white goods or appliances in your property we can also apply for your appliance Manufacturers Warranty to ensure your appliance is replaced if faulty.
For Overseas Non-UK Resident Landlords we can assist with rental tax payments. Either we pay tax “at source” for you or can help you to make your own tax payments. For more information see our Non-Resident Landlord Scheme guide.
If any Service Charge or Ground Rent payments are required to be made for your property we can manage this for you and make any service charge and ground rent payments on your behalf from your rent account with us.
If you require to make an insurance claim we will work the the claims provider to provide any requisite evidence of damage to the property which are you are claiming for.
As required we can open your post at the property and send to you photos of your letters. All post will be left at the property and will not be sent abroad.
