2. Rent

Submit your offer to rent using the offer link we emailed you. Once the offer is agreed, subject to referencing and credit checks just e-sign the rental contract (tenancy agreement), and pay the advance monies to us online securely and with peace of mind!

3. Move

Meet your property Host again to collect your keys and move in! You can get help at any time during your stay from our Customer Service Team up till and including the day you move out – Making You Feel At Home!

You can simply book a viewing in with the property Host on the property listing page of this website. You will then get a Calendar invite providing the full address of the property along with the date and time once the Host confirms the appointment. Click Here for more information.

In order to rent a London flat all Guest will need to submit an application via a 3rd party referencing company. The documents they typically require are photographic ID (Passport) and proof of income or employment or place of study as well any previous rental history if you have one. On the day that your rental contract starts we will arrange a Move-In appointment with the Host who will then give you the keys. They will also take a video-inventory of the property condition on the day you move in before giving you the keys. For full details and what happens on your Move-In day Click Here

The monetary costs of renting in London are restricted, by the law in England and Wales (the Tenant Fees Act 2019). The only allowable costs that you as a Guest (legally speaking — a Tenant) or anyone acting on behalf of you, can be charged are:

  • Rent;
  • Holding deposits (a maximum of 1 x weekly rent);
  • Tenancy/security deposits (a maximum deposit of 5 x weekly rent for annual rent below £50,000, or 6 x weekly rent for annual rental of £50,000 and above);
  • Payments to change a tenancy agreement eg. change of sharer (capped at £50 or, if higher, any reasonable costs);
  • Payments associated with early termination of a tenancy (capped at the landlord’s loss or the agent’s reasonably incurred costs);
  • Where required, utilities (electricity, heating, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence;
  • Council tax (payable to the billing authority);
  • Interest payments for the late payment of rent (up to 3% above Bank of England’s annual percentage rate);
  • Reasonable costs for replacement of lost keys or other security devices;
  • Contractual damages in the event of the tenant’s default of a tenancy agreement; and
  • Any other permitted payments under the Tenant Fees Act 2019 and regulations applicable at the relevant time.

Any Guest fees or Tenant fees that you are charged must fall into one of the above categories, if they do not, then they are not permitted and must not be charged or requested from you. We adhere strictly to this, as per our legal obligations.
